Maintenance based on your equipment
TLC provides preventive care for residential and commercial heating and cooling systems. The equipment and agreed scope determine the inspection items. A maintenance visit can include reviewing:
- Filters and airflow
- Coil condition
- Condensate drainage
- Controls
- Electrical components
- Operating performance
We can replace homeowner-supplied filters when they are available on site. Supplying filters, coil cleaning, and drain clearing are quoted separately.
We share inspection findings and discuss any additional cleaning, parts, or repair recommendations separately before work proceeds. Maintenance helps you understand the system’s condition; it does not guarantee that future breakdowns will not occur.
Maintenance and repairs serve different needs
A tune-up does not replace diagnosis when a system is already failing. Tell us about noises, temperature changes, repeated cycling, or water near equipment when booking. If equipment has recurring major issues, we can discuss whether continued repairs or a replacement assessment makes more sense.

Does maintenance guarantee there will be no breakdowns?
